Moving to OKC

Hi, we will be relocating to the OKC area in a few months and I'm looking for some insight on housing. We will be renting since this isn't a permanent stay. Wondering how difficult it is with landlords renting to people with Dobermans?

Where is OKC? I don't know what that stands for. Renting with Dobermans can be difficult - it is best to try to find a rental through private owners. It would also be a good idea to have a CGC (Canine Good Citizen) or obedience titles on your dog - it helps to be able to show a prospective rental how good your dog is.

I agree with Fitzmar on the titles being a help to you in renting.

Probably be a good ides to buy renters insurance that will cover your doberman if possible, too. See if it can be done and then mention to the owners of your intentions.

I agree with everyone upthread. I was a State Farm agent in PA before moving to GA (we are now in OH) and we covered dogs without prejudice under home owner's and renter's policies. However, every state is different. Check policy language and ask questions. I liked my policy holders to ask questions through email, this way I could have a paper trail. If you do choose State Farm, I can help you find a good agent in OKC. You're going to want someone preferably that has been in SF Chairman's Circle. I recommend liability coverage of at least 300k for someone with a dog of any kind. Depending on your financial situation you may need more or even a personal liability umbrella. A good agent will be able to taylor a policy to fit your needs. A good agent will ask a lot of personal questions and spend at least an hour with you.

Thanks for the advice. I know a lot of owners don't want certain breed of dogs due to either not being able to be covered with their home owners policy, or an extremely high premium. By having renters insurance could we get something that would cover us having the doberman so that the home owner wouldn't have to have to worry about their insurance sky rocketing or not being able to be covered? I'm not familiar with all of the insurance lingo.

Your landlord wouldn't have a home owner's policy on a rental property. They will have something called a rental dwelling policy. It depends on the carrier as to what type of dog breeds are covered. The landlord could be held responsible if you had a dog that attacked someone and were sued. However the degree of liability would vary based on circumstances...what if they didn't know their tenant had a dog, etc. Also, their carrier could and most likely would subrogate against you/your carrier, if you're covered.

By you having a renters policy in place that covers dogs, in particular dobermans, this would absolutely lessen the burden of liability on the landlord. Lawyers follow the money, so if you don't have a liability policy or a small coverage amount, they're bringing in the landlord. However, if you're adequately covered, the landlord may be saved from being brought in to the lawsuit altogether.

ETA: I can't speak for other carriers, but I know the only way SF would raise premiums is if a claim is filed. (Lawsuit). So if landlord has SF coverage on their rental, and tenant had a dobe, their premiums would remain the same as if the tenant was pet-less. However, dobe bites a child, lawsuit is filed, SF pays out on behalf of policy holder = rates go up.
